Which modular house is the largest?
The modular house SOFT 4, with a usable area of 96 m², approved as a family house. It is not a mobile home, nor a container structure, nor any kind of “survival alternative.” The SOFT 4 version is currently available with two floor plans, each with its own advantages and intended for a different type of family or lifestyle.
How is the technology of the SOFT 4 modular house designed?
SOFT 4 has 200 mm of insulation in the walls, and in the ceiling and floor it has, in addition to this insulation, another 130 mm of non-ventilated air gap, which functions as an additional insulating element. The statics are calculated in professional software, so the house is extremely strong and resistant.
Thanks to this, you don’t need a concrete slab – concrete footings are sufficient, which significantly reduces costs. And if you’re worried that the house will look “weird on pillars,” know that the house can be flush with the ground or you can simply fill the space between the footings with stone, creating an elegant foundation effect with minimal costs.
What options are there regarding the façade of the modular house?
Although you currently cannot choose plaster as a façade, we have several maintenance-free façade solutions that are modern, durable, color-stable, and require no maintenance.Of course, you can take for granted that we can produce these houses as mirror versions along any axis, and we can adjust the size and placement of windows according to the plot or your preferences.
What do the available floor plans of the SOFT 4 modular house look like?

Floor plan No. 1 for the SOFT 4 modular house is a proven classic designed to provide residents with as much privacy as possible. The rooms are far apart, so people do not disturb each other, and everyone has their own space. This type is ideal for families with older or adult children, for several adults living in one household, or for households where parents live with adult children. The shared kitchen and living room remain the center of family life, but the bedrooms are as far apart as possible so everyone has their peace.

Floor plan No. 2 of the SOFT 4 modular house is a more modern version with minimal hallway space and maximum use of the interior. Thanks to the smaller “dead” hallway area, you gain larger rooms, a larger wardrobe, and for parents also a better overview of what is happening in the house – whether the children are small, sick, or underage. A big advantage is also the spacious bathroom with a separate toilet for guests. No one needs the visitors to see, for example, a worn-out toothbrush… (Speaking for myself. Mine has only 4 bristles left, but it still works fine.)
Compared to the first version, floor plan No. 2 has one more major advantage – the living room with kitchen spans two modules, creating a beautiful exposed gable. The highest point of the room reaches up to 3 meters, which feels incredibly airy, modern, and visually very pleasant.
And now to what everyone is most interested in: what is included in the price?
SOFT 4 is a turnkey house. This means that the catalog price includes everything except transport, assembly, appliances, and loose furniture. Everything else is finished – bathroom, tiles, toilet, boiler, kitchen unit, floors, walls, heating, sockets, lights, preparations. Including our very economical underfloor heating, which has low consumption and high heat output. You simply arrive, bring in your furniture, and you live.
And here comes the most common question: “What would you choose? A brick house or this prefabricated SOFT 4?”
The answer is not black and white. Every construction has its benefits. Our goal, however, was to create affordable housing that is not a compromise. It is not an alternative where you have to squint and say, “well, it’s OK.” It is modern, high-quality, and thoughtfully designed housing without having to invest tens of thousands more, as is the case with brick constructions.
Of course, there is always an internet expert who will claim that “he can build a brick house for the same price.” The experience of professional companies and people in practice is completely different. Building a turnkey brick house of the same size and the same level of equipment for the same price is practically impossible.And if you try, you will most likely end up 30% more expensive. And we are still not mentioning that our house is designed so that it does not need photovoltaics or a heat pump to be low-cost. These technologies are excellent but significantly and expensively increase the price of a house.
We recommend our constructions to everyone who is not afraid of progress and understands the advantages of modern building practices. I recently saw a video where Steve Jobs, just before introducing the first iPhone, talked about a touch-screen phone – and many people claimed that “it has no chance without buttons.” And today? You are probably reading this article on your phone. Ask yourself a simple question: how many physical buttons does your phone have today?
