Yes, you read that right.

Even though we could technically make it with ease, we won’t. And here’s why.

Container house ≠ home In recent months, we’ve been receiving a number of inquiries with floor plans that clearly reveal – it’s a container-based building system. Not shipping containers, but so-called container-type modules that have flooded the market. They may look modern, but their technical design has more problems than benefits.

Container buildings:

• overheat in summer and freeze in winter,

• have major thermal bridges,

• provide poor acoustic insulation,

• and most importantly – cannot be legally approved as a residential house.

They’re suitable at best as a kebab stand, e-bike rental, or temporary showroom.But definitely not as a permanent home or holiday house.

Can we build them? Of course. But we won’t.Our production can handle far more complex and technically advanced structures than container modules.

However — we choose not to.We don’t identify with this system.

We don’t want to release anything under the KODIMA brand that doesn’t meet our standards of quality and living comfort.

That’s why no container house, caravan home, or quick box on wheels will ever leave our production line.Our goal is to create modular steel-frame homes that are legally certifiable as family houses – safe, high-quality, and comfortable for year-round living.

So why can’t the client design their own floor plan? Simply because our modular house system is professionally developed.The floor plans of our EMIKO models and others were designed by certified architects who know every detail of our massive steel structure, statics, and utilities.

Our clients therefore choose from models that are:

• structurally and technically verified,

• optimized for production and assembly,

• and above all – proven to work as comfortable homes.

It’s not about limiting creativity; it’s about respecting professional work.A home isn’t a sketch made in front of the TV.A home is the result of experience, precise technology, and responsibility – exactly as it should be in our country.

A small thing that’s not so small One of the details that make our KODIMA modular houses truly unbeatable is the technical solution of the floor and ceiling.

In addition to the main layer of thermal insulation, there’s also an unventilated air gap – a special structural element that acts as an additional insulator.This “small thing” dramatically improves the thermal and acoustic performance of the house.From a construction and technology point of view, this is a solution with no competition in this category of modular and prefabricated homes.

If you want a home, not a container At KODIMA, we don’t produce fast and cheap solutions.
